Servicing & Maintenance

Servicing of fire detection and alarm systems should be carried out at regular intervals as recommended in the British Standard Code of Practice (BS5839-1:2013).

Survey & Design

We offer a free survey of your premises to:
  • Provide a quotation for the service and maintenance of your fire alarm system
  • Advise on any other fire safety issues
  • Discuss options to resolve any specific problem unique to your premises

Security Alarms

Wired and Wireless Security Alarms

The concept of wireless intruder alarms has been out for many years, however in previous years the technology and reliability of such systems as they say “left a lot to be desired”.
Today’s new systems are a vast improvement and enable a virtually wireless alarm system (they still require a mains supply) to be installed by a single engineer.
The benefits are time saving, no ugly wiring, little disruption, easily extended or adapted as required. Disadvantages are few and really only amount to changing the alarm batteries every year or few years during a maintenance visit. New wireless alarm systems now only require battery changes every 2 years.
Systems now include a speech dialler that can be linked to your BT line and upon activation, triggering a voice message transmitted to you advising of the systems activation.
A wireless system can be installed for a short period to provide temporary cover and be easily removed and reinstalled elsewhere when required. All systems come with a certificate upon completion.

Access

Access Control and Door Entry Systems

Most organisations, not just those with security concerns, require that only authorised persons are granted access to their premises.
Traditional locks and keys offer security, but lost keys present a security risk, and changing locks and re-issuing keys when lost or stolen is inconvenient and costly.

Emergency Lighting

What is Emergency Lighting?

Emergency lights are self-contained units that are wired into the mains, but have the benefit of battery backup which enables them to remain illuminated should the mains power fail. The batteries can either be carried within the body of the individual light or accessed by lights via an independent wired circuit. The batteries are kept charged via the mains.
Servicing of the emergency lighting systems should be carried out at six monthly intervals for self-contained luminaries in addition to a monthly flash test as stipulated in the British Standards BS 5266-1:2011. Active Fire & Security Systems can help with all these requirements, we will carry out the following
  • Contact Site Manager on arrival for any extension to the fire alarm system
  • Inspect and test the batteries and charger (for central battery systems)
  • Test the operation of each light and confirm that it works efficiently for at least one hour; cleaning as required
  • Every three years (unless otherwise stipulated by enforcing authority) test each lamp for full specified duration
  • Enter details of the service into site log book
  • Carry out inspection of all areas of premises, furnishings and equipment therein and highlight recommendations to maintain/improve efficiency of the system.
  • Leave with Site Manager after each service a test report as required under the British Standard Code of Practice. If faults have been noted, enter on certificate.

Fire extinguisher safety

All our extinguishers are fitted in accordance with B.S 5306-3: 2009 and B.S 5306-8: 2012and all units have a warranty of 12 months or five years if we carry out the annual service. All extinguishers are kite marked BS/EN3 and have CE approval. Our onsite prices include fitting, the supply of brackets and fire extinguisher ID signs. All our engineers are qualified to provide advice on the suitability and positioning of extinguishers and to carry out maintenance and periodic servicing in line with the current British Standards.

Risk Assesments

Active Fire & Security Systems provide a quality fire risk assessments for any type of business carried out by our professional risk assessors.
The Regulatory Reform (Fire Safety) Order 2005 came into effect in October 2006 and replaced over 70 pieces of fire safety law.
The Regulatory Reform (Fire Safety) Order 2005 applies to all non-domestic premises in England and Wales, including the common parts of blocks of flats and houses in multiple occupations (HMOs). The law applies to you if you are:
  • Responsible for business premises
  • An employer or self-employed with business premises
  • Responsible for a part of a dwelling where that part is solely used for business purposes
  • A charity or voluntary organisation
  • A contractor with a degree of control over any premises
  • Providing accommodation for paying guests
  • Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must carry out a fire safety risk assessment and implement and maintain a fire management plan.
Under the new Regulatory Reform (Fire Safety) Order 2005, which became law on the 1st October 2006, it is now mandatory to undertake a written Fire Risk Assessment, and to maintain this as a ‘living’ document. i.e. it should be re-assessed at least annually, and updated in the event of any changes made to the premises which should be incorporated into the document.
The new Fire Safety Order encompasses and takes the place of all previous fire safety legislation and all aspects of Fire Safety are now together under this order and now non-compliance is dealt with under the authority of criminal law.
This piece of legislation requires the ‘Responsible Person’, to consider all aspects of Fire Safety within their premises.

Risk Assesments

Our service comprises three areas of expertise: Inspection, repair and replacement if necessary.

Inspection

To give you the peace of mind that your fire doors will be effective in the event of a fire, we carry out a thorough inspection. This inspection includes the following :

  • Ensuring that the automatic closing system is adjusted correctly.
  • Inspecting for gaps between the door and the frame.
  • Looking for any potential points of smoke egress.
  • Ensuring that the door’s seals are intact.
  • Making sure that the door’s fittings are suitably fire-resistant.
  • Ensuring that any glass in the door is fire-resistant.
  • Checking the CE marking on the door.
  • Checking for correct door frames.
  • Ensuring the installation of the correct number of suitable hinges.
  • Checking the door for damage.


We will report to you on the current state of your doors and make recommendations if necessary. We will also consider your fire doors in the broader context of your building’s compartmentalisation.

Repair

If there are problems with your fire door’s effectiveness, frame or door furniture, we can carry out the necessary repairs and maintain the same fire rating for you. Remedial work may involve threshold gaps, hinges, door closing devices etc.

Where possible we will repair a fire door rather than putting you to the expense of buying a new one. We always use products that are approved and accredited by the FDIS (Fire Door Inspection Scheme).

Replacement

We can install replacement doors, or provide new fire doors should you require it. Fire doors have an FD code which shows the length of time it can withstand a fire. We will ensure that we fit the correct FD rated door for the location, in line with Building Regulations. To achieve an FD rating, fire doors are tested with their frames and door furniture; therefore, we will replace the door, fittings, and door sets. We only use manufacturers whose products meet the tests specified in BS476-22:1987 or BS EN 1634-1:2014.

Whatever recommendations we make or work we undertake, we will provide a written report and detailed inventory of what we have done so that you have a record to keep as part of your regulatory requirements.
